The Office of Marvel & Marchand Architects wanted an office reminiscent of the studio environment of their academic years. The main focus was to use an open plan full of natural light.








The first step to achieve this goal was to acquire three lots in the urban business district of Santurce, adjacent to El Condado. Of the three lots, the building only occupies one of them, while the other two are used for parking. The architects were faced with three challenges. The first was to develop a project that fulfilled their vision.

Second, to create a project that conformed to the urban scale and the unique characteristics established by the zoning district of El Condado, particularly, the use of an appropriate scale to promote the densification of the urban fabric. And third, to construct the building above the single story structure occupied by their office.
The building was designed as a four-story structure built around and above the existing house. The second level office would be occupied by the architects, with a central double height studio.

Once the building was constructed, the architects moved from the house to the new office in the second level.
Finally, they proceeded to demolish the house and finish the first level of the new building.
