The client for this office building was a large law firm. Located in Hato Rey, the banking district of the City of San Juan, it occupies a prominent site on the Southern edge of the urban zone.





There are 11 office floors summing a total of 220,000 square feet and 560 parking spaces in the lower and basement levels. The ground floor houses a bank and the public lobby entrance. It is a tropical office building. The façade details respond to the orientation of the building in relation to the sun. Pre-cast modules were used on the eastern, southern, and western façades where the Caribbean sun is strongest. The windows on these sides are recessed behind sunshades.
The northern side, however, where the sun almost never enters, is sheathed in reflective glass panels of different colors. At ground level, an arcade was designed on the major street fronts to protect pedestrians from sun and rain and to lighten the building as it sits on the site. The typical floors have a 40'-0" free span from the core to the exterior wall for maximum office flexibility. Interior utilities and services are state-of-the-art for contemporary office spaces.
