FAIRWAYS VILLAS, THE GREENS

Inside the property of the Dorado Beach Hotel were several undeveloped parcels of land that bordered the golf course.












One of these parcels was chosen for the development of the Fairways Villas because of its access and privacy in relation to the bustle of the hotel and its related activities. The parcel has a limited number of condominium residences with some internal recreational facilities.
The living units are clustered in such a way that each family has maximum privacy and a view to the golf course. Landscaping was an important feature so as to make the units blend in with the natural environment as

Existing trees and land contours were preserved in order to emphasize the blending of the Villas with the surrounding ambience of the golf course. The architecture of the Villas is tropical, with ample verandahs recalling the lifestyle at the beginning of the 20th century in the Caribbean.
Another of these parcels was chosen for the project of Villas, The Greens. It is located on the Western boundary of the hotel with an ambiance of its own, facing the golf course and Lake Mata Redonda. The community of 36 Villas was designed so that all the units have views of the golf course. The property slopes to the rear allowing the Villas behind a view over the roofs of the front units.
The siting of the Villas flows with the contours of the land, creating the illusion of a rural village set within an exuberant tropical landscape. The Villas are duplexes, of one and two stories. They are designed for an informal lifestyle away from the urban intensity of San Juan. The plans provide 2 and 3 bedroom options with generous family spaces both inside and outside the units.
Verandahs, patios, and private landscaped gardens surround the immediate space of the Villas. Bay windows, high ceilings, and large expanses of French doors give special design features to each of the interior rooms. The architectural design complements the vocabulary of other structures in the Dorado Beach properties.
Red tile roofs, stuccoed walls, tile trim, and soft pastel colors all combine to blend with the exotic landscape for which it is world known. The hipped roofs, deep overhangs, and the composition of elevations and window/door details combine to create a unique architectural environment.
