URBAN CENTER REHABILITATION PLANS

We are currently working together with the Directoría de Urbanismo of the Department of Transportation and Public Works.







We are preparing the Urban Center Rehabilitation Plans for the municipalities of Camuy, Ceiba, Fajardo, Juncos, Luquillo, and Naguabo.These Plans are part of the requirements stipulated in Law 212, which gives both construction and commercial incentives for new developments within the encompassed areas.
The Plan is divided by phases, the first consisting of the documentation and preparation of an extensive inventory itemizing all the structures enveloped within the designated area. Each map depicts a different set of information values, such as zoning, architectural and historic value, land value, structure value, structure condition, height, current use, available infrastructure, street classification, pollution sources, soil conditions, and flood propensity.
The second Phase consists of the preparation of an action plan, identifying possible projects, their cost, economic, and social impact for the Urban Center. The third Phase consists of the creation of Design Guidelines to be applied to those projects seeking the tax incentives afforded by Law 212. These Design Guidelines are based on the current zoning and building codes, yet include specific measures and considerations for each identified zone.
